One of the hardest conversations I have isn't about negotiations.
It isn't about inspections.
And it definitely isn't about moving boxes.
It's telling a homeowner their house isn't worth what they think it is.
Now before you stop reading...
I'm not saying your home isn't beautiful.
I'm saying buyers don't purchase homes based on what the seller needs it to be worth.
They buy based on what they believe it's worth.
Those are two completely different things.
"But My Neighbour's House Sold For..."
I hear this almost every week.
"My neighbour's house sold for $XXX,XXX."
That's great.
But...
Was it renovated?
Did it back onto a park?
Did it have a triple garage?
Did it have original carpet from 1989 that had seen one too many family Christmases?
Every home tells a different story.
That's why comparing your house to the one down the street isn't always comparing apples to apples.
Sometimes it's apples to oranges.
Sometimes it's apples to a fully renovated apple.
Online Home Estimates Are a Starting Point
There are lots of websites that will happily give you a home value in about 30 seconds.
They're great...
For a general estimate.
Most use historical sales data and algorithms.
They don't know if you've spent the last five years updating your home.
They also don't know if the property they're comparing yours to should have been completely renovated—or completely torn down.
A computer can't walk through your house.
It can't feel the space.
It can't see how you've maintained your property.
People can.
And buyers certainly do.
Pricing Too High Doesn't Create More Value
Here's one of the biggest myths in real estate.
"If we price it high, we can always come down."
Technically?
Sure.
Strategically?
Usually not.
The first couple of weeks your home is on the market are when buyer interest is at its highest.
If buyers scroll past because the price doesn't make sense, you've already missed your biggest opportunity.
The goal isn't getting your home on the market.
The goal is getting buyers through the front door.
Sometimes the Truth Is Worth More Than the Number

Not what I think you want to hear.
Sometimes that means your home is worth more than you expected.
Sometimes it means it's worth less.
Either way, I'd rather have an honest conversation on Day One than explain later why we're doing our third price reduction.

Your home deserves a pricing strategy—not a guess, not an algorithm, and definitely not your neighbour's opinion.
The right price attracts buyers.
The wrong price attracts frustration.
