Planning Your Next Move: If You're Waiting, Make Sure You're Waiting for the Right Reason

One of the conversations I have most often doesn't start with, "I want to move."

It starts with:

"We're thinking about it... we're just not sure if now is the right time."

My answer is rarely, "You should move."

It's usually another question.

"What's making you hesitate?"

Because the answer to that question tells us where to start.

Sometimes waiting is exactly the right decision.

Sometimes it's simply uncertainty disguised as timing.

The difference matters.

There's Nothing Wrong With Waiting

Not every homeowner needs to move today.

In fact, I've had conversations where the best advice was to stay exactly where they were.

Real estate isn't about convincing someone to make a move.

It's about helping them understand whether moving actually solves the problem they're trying to fix.

Sometimes it does.

Sometimes it doesn't.

That's okay.

The Real Question Isn't "Should I Wait?"

It's:

What am I waiting for?

Those are two very different questions.

Maybe you're waiting because:

  • You'd like to build a little more equity.

  • You're hoping for more inventory.

  • You're planning around work or family commitments.

  • You want to be financially ready.

Those are decisions with a plan behind them.

But sometimes people are waiting because they don't know what the first step looks like.

That's not really waiting.

That's feeling stuck.

And those are two different things.

You Don't Need All the Answers to Start Planning

One of the biggest misconceptions I hear is:

"We'll reach out once we've figured everything out."

I'd actually encourage the opposite.

Planning doesn't mean you're committing to move.

It means you're giving yourself information before the decision becomes urgent.

Sometimes one conversation answers questions you didn't even know you had.

Sometimes it confirms that waiting is the right choice.

Both outcomes are valuable.

There Isn't a Perfect Market—Only the Right Plan for You

It's easy to get caught up in headlines.

Interest rates.

Inventory.

Market forecasts.

Those things matter.

But they aren't the whole picture.

The better question is:

How does today's market fit your plans—not someone else's?

Your timeline should reflect your goals, not the latest headline.

Progress Doesn't Always Mean Moving

If you're not ready to list your home, that doesn't mean you can't move your plans forward.

You can:

  • Learn what your home may be worth today.

  • Start organizing and decluttering one room at a time.

  • Review your mortgage options if you're planning to buy.

  • Talk through different timelines before making any commitments.

None of those steps lock you into moving.

They simply give you more options when you're ready.

Questions I Would Ask You

If we were sitting down for coffee, these are the questions we'd probably start with:

  • What's changed that's making you think about moving now?

  • If nothing changed over the next year, would you still be happy where you are?

  • What's your biggest concern about making a move?

  • What would help you feel confident enough to make a decision—whether that's moving or staying?

Those answers tell me far more than asking, "When do you want to list?"

Absolutely. Some of the best planning conversations happen long before a home is listed because there's time to explore options without feeling rushed.

How do I know if I'm waiting for the right reason?

Ask yourself whether you're waiting for something specific to happen or whether you're hoping the decision will simply become easier. If it's the second one, it may be time to gather more information.

What if I decide not to move after we talk?

Then we've still accomplished something important.

You'll have a clearer understanding of your options and can make that decision with confidence instead of uncertainty.

I've never believed that everyone should move.

I do believe everyone deserves a plan.

Sometimes that plan leads to listing your home.

Sometimes it leads to waiting another year.

The goal isn't to create urgency.

It's to create clarity.
